Process

Using approved conceptual documents from the Environmental Design + Prototype phase, we build detailed drawings of each designed element: documenting and specifying each location, plan and elevation views, sections and detailed callouts. We include recommendations for lighting, wiring, anchoring and attachment, as well as daytime and nighttime 3-D renderings of the finished product to clearly demonstrate design intent. Where complex fabrication techniques call for bid samples prior to award, we design and manage that process as well.

This results in construction documentation that can be used by makers of all types as they bid. We include detailed performance specifications for materials, conditions for site work, delivery and warranty. We specify how the bids should be submitted and will be awarded. We prepare proposal language and accommodation for addenda or performance bonds as needed.

Makers then develop the required engineering specifications that we review in detail with the client. Where descriptions to regulatory bodies such as zoning boards are required, we can represent the work on behalf of the client team. Every detail is carefully reviewed by our designers as well, to assure that design intent is being interpreted correctly.

Finally, as fabrication and installation take place, we continue to advocate for the approved design in terms of quality assurance and adherence to budget. We visit the fabrication facilities to talk directly with people on the manufacturing floor, eliminating the barrier often imposed by sales reps. And where required, we will be on-site to review and punch list installed items.
